Renting a home in Reading

Well-kept homes, straight answers, and a small team who still pick up the phone after you’ve moved in.

How renting with us works

  1. View

Find a home you like and call or email to arrange a viewing. We’ll show you round ourselves.

  2. Apply

If it’s right for you, we’ll take a holding deposit of no more than one week’s rent while we check references.

  3. References

We check your references and right to rent, and keep you posted as we go.

  4. Sign and move in

You sign the tenancy agreement and pay the first month’s rent and the deposit. Your deposit is protected with the Tenancy Deposit Scheme.

  5. Living there

If we manage your home, we’re who you call when something needs fixing, for as long as you live there.

Relevant fees and payments payable by the tenant

The following fees and payments may be payable by the tenant in connection with the tenancy:

Rent in Advance

One month’s rent, payable in advance.

Tenancy Deposit

A refundable security deposit, capped at five weeks’ rent where the annual rent is less than £50,000, or six weeks’ rent where the annual rent is £50,000 or more.

Holding Deposit

A refundable holding deposit, capped at one week’s rent.

Tenancy Agreement Amendments

A charge of up to £50 for changes to the tenancy agreement requested by the tenant, subject to applicable regulations.

Default Charges

Charges may apply for late payment of rent or the replacement of lost keys or security devices, where permitted by law.

Early Termination

Charges may apply where the tenant requests to terminate the tenancy agreement before the end of the fixed term, subject to the terms of the tenancy agreement and applicable legislation.

Your deposit is protected

Your deposit is held by the Tenancy Deposit Scheme’s custodial scheme, not by us or your landlord. It’s registered within 30 days, and you’ll be told exactly how it’s protected and when deductions can be made.

If you and your landlord disagree at the end of the tenancy, TDS will settle it independently, free of charge.
